Week of October 19, 2026
The Holiday Closing Window Is Closing.
This Guelph real estate market update has one message for buyers: if you want to be in your new home before 2027, the clock is running out faster than you think. 47 sellers got what they wanted last week. 65 did not.
Here’s what happened in Guelph real estate last week. 61 new listings came on. 24 homes sold firm and 23 sold conditionally. On the other side, 20 sellers dropped their price, 39 pulled their listings, and 6 listings expired.
That’s 47 sales against 65 sellers who came up short.
Guelph is still a buyer’s market. Still a pricing market.
The wins: 24 firm + 23 conditional = 47 sold.
The struggles: 20 price drops + 39 terminations + 6 expired + 0 suspended = 65.
📉 Guelph Real Estate Market Update: Week Over Week
Firm sales fell from 34 to 24. Conditional sales rose from 18 to 23. Some of those conditional deals should firm up this week, so watch that number.
The bigger story is terminations. They jumped from 26 to 39. When that many sellers pull their listing in one week, it usually means one thing. The price and the market never met.
🔁 The New Listings Aren’t All New
Of the 61 new listings last week, about 25 were relisted homes. New MLS® numbers. Same properties.
A seller terminates, waits a bit, and comes back with a fresh listing. Sometimes at a better price. Sometimes not. Either way, it makes the market look busier than it is. When you’re scrolling new listings, check the history before you get excited.
📊 Guelph Inventory: Still Well Above Two Years Ago
Inventory has come down from the summer peak, but it’s still about 70% higher than June 2024. Buyers have choice. Sellers have competition.
🗓️ This Week’s Tip: The Holiday Closing Window
This tip is for buyers. If you write an offer on a Guelph home this week, you’re usually closing somewhere between late November and late December. That’s the last window to be in your new place before the holidays.
Any offer written after the first week of November starts to push into 2027 closing territory.
That’s not a reason to rush into an offer you’re not ready to write. But it is a reason to be clear on your timeline. If you want to be in before the holidays, you need to be actively looking right now. Not next month.
If you’ve been casually looking since September, the market hasn’t shifted. Your calendar has.
🏡 What This Means If You Are Buying in Guelph
Set your move-in date first
Work backwards from when you want to be in. Then line up your financing, your lawyer and your viewings to match.
Check the listing history
With about 25 relists last week, a home that looks new may have been on the market for months. That history is negotiating power.
Look at the motivated sellers
With 39 terminations in one week, plenty of sellers are under pressure. If you want the most motivated ones, I send a weekly list of bank sales, estate sales and power of attorney sales. 🏷️ What This Means If You Are Selling in Guelph
Price for this market, not last spring
39 sellers pulled their listings last week. The homes that sold were priced for the market that exists today.
Buyers with holiday deadlines are out there now
Buyers who want to close before the holidays are writing offers in the next few weeks. A well-priced home in front of them right now has a real shot.
If you need to buy and sell
Timing matters even more. An escape clause can help you buy without being stuck with two homes. Talk to me before you write.
💬 Bottom Line for Guelph Buyers and Sellers This Week
47 sold. 65 came up short. Terminations jumped, and about a third of the new listings were really old ones.
Guelph is still a buyer’s market. Still a pricing market.
