That is the widest gap we have seen in the last four weeks of Market Monday.

Guelph is still a buyer’s market. Still a pricing market. And now the calendar is starting to do its own work.

But some of it is the calendar.

This is the time of year when buyer focus traditionally starts to shift.

Graduations. Family trips. Cottages.

As we head into July, some people pause the house hunt and start thinking about summer plans. Showing requests drop. Open houses get quieter. The Guelph buyers who were active in spring are now booking weekends at the lake.

For sellers, that means the buyer pool is shrinking exactly as inventory holds high. Pricing pressure was already real. Now seasonal slowdown is layered on top.
