Last week (September 14) Guelph saw 82 new listings and 22 firm sales.
This week (September 21) it was 109 new listings and 36 firm sales.
New listings jumped 33 percent. Firm sales jumped 64 percent.
This is the fall market showing up on schedule. Kids are back in school. Families have their calendars sorted. Buyers who paused for summer are back in the game.
And 36 firm sales is the strongest firm sales week we have seen in a long time. That is real absorption. Buyers with financing in place, moving on the right listings.
📊 Guelph Inventory: Down From Summer Peak
Guelph has 592 active listings as of today.
Inventory is down 66 from the summer peak of 658 in mid-June.
Part of that is seasonal. Some sellers pull their listings in September rather than carry through winter. The 40 terminations this week are a signal of exactly that.
But 592 is still 74 percent higher than two years ago. Buyers still have more choice than they have had in years. This is not tight supply. This is a return to normal supply after two years of drought.
