52 sellers got what they wanted. 76 did not.
Guelph is still a buyer’s market. Still a pricing market.
But the real story is hiding in those 87 new listings. And in the inventory data we now have three years of context on.

♻️ More Than Half the “New” Listings Are Not New
Look closer at those 87 new listings.
47 of them are not actually new.
They are listings that terminated previously, got pulled off the market, and came back on with new MLS numbers.
More than half of what hit the market last week is not new at all.
To a buyer scrolling Realtor.ca, it looks like fresh inventory. To an agent who actually tracks the Guelph market, it is recycled listings dressed up with a new MLS number and a reset days-on-market counter.
This is why pulling the listing history matters. If you write an offer on a “new” listing without checking, you are negotiating blind against a seller who has been carrying that home for months.
