Last week in Guelph real estate: 87 new listings, 34 firm sales, 22 price drops, 47 terminated listings, 5 expired.

52 sellers got what they wanted. 76 did not.

Guelph is still a buyer’s market. Still a pricing market.

But the real story is hiding in those 87 new listings. And in the inventory data we now have three years of context on.

Add the struggles: 22 price reductions plus 47 terminations plus 5 expired plus 2 suspended equals 76 Guelph sellers who did not get what they wanted.

52 to 76. Buyer-friendly. But the headline number this week is not even on this scoreboard.

♻️ More Than Half the “New” Listings Are Not New

Look closer at those 87 new listings.

47 of them are not actually new.

They are listings that terminated previously, got pulled off the market, and came back on with new MLS numbers.

47 of 87
“new” Guelph listings last week were previously terminated and brought back under a new MLS number.

More than half of what hit the market last week is not new at all.

To a buyer scrolling Realtor.ca, it looks like fresh inventory. To an agent who actually tracks the Guelph market, it is recycled listings dressed up with a new MLS number and a reset days-on-market counter.

This is why pulling the listing history matters. If you write an offer on a “new” listing without checking, you are negotiating blind against a seller who has been carrying that home for months.

📊 Guelph Inventory: 3 Years of Context

Some context on Guelph inventory you have probably not seen.

JUNE 2026

Inventory nearly doubled in one year from 2024 to 2025. And this June it is holding at the highest level we have seen in three years.

That is the market sellers are competing in. High inventory. More than half of new listings recycled. Buyers being selective.

Two years ago, 340 active listings meant urgency. Buyers had to move fast or lose out. Today, 658 active listings means buyers can take their time, compare, and walk away from anything that does not price right.

🏡 What This Means If You Are Buying in Guelph

If you are house hunting in Guelph right now, the playing field is the most buyer-friendly it has been in three years.

Pull the listing history on anything serious

If more than half of “new” listings are recycled, you cannot trust the days-on-market counter on Realtor.ca. Have your agent pull the full Proptx history before you write any offer. You need to know how long the property has actually been on the market and how many price drops it has already absorbed.

Use the inventory advantage

658 active listings means you have options. If a seller will not negotiate, the next listing is on Realtor.ca by lunch. You do not need to overpay or rush.

Price-drop alerts are your friend

22 sellers cut their price last week. Set MLS alerts in your target neighbourhoods so you see those drops in real time. A recycled listing that just had a price reduction is a doubly motivated seller.

🏷️ What This Means If You Are Selling in Guelph

Sharp pricing is not optional anymore.

You are competing against 658 active listings

Not 340. Buyers have nearly twice as many choices as they did two Junes ago. A price that worked in 2024 will not work in 2026.

A relist is not a reset

47 sellers tried this last week. Pulling the listing and bringing it back under a new MLS number does not fool buyers’ agents. The history is still there in Proptx. Any agent worth their commission will pull it before writing an offer.

Price right, present right, pick the right agent

76 sellers came up short this week. The Guelph market is punishing overpriced listings faster than at any point in the past year. The first two weeks on the market are everything. After that, you are recycling.

💬 Bottom Line for Guelph Buyers and Sellers This Week

High inventory. More than half of new listings recycled. Buyers being selective.

If you are buying, pull the listing history on anything you are seriously considering.

If you are selling, sharp pricing is not optional anymore.

Back next Monday. Same market. Fresh numbers.

🧭 Quick FAQ

How many homes were sold in Guelph last week?
In the seven days ending June 15, 2026, the Guelph market recorded 52 properties sold across all property types: 34 firm sales plus 18 sold conditionally. Conditional sales with escape clauses are tracked separately because the seller remains open to other offers.

How much inventory is on the Guelph real estate market right now?
As of mid-June 2026, Guelph has 658 active listings. That is up from 638 in June 2025 and nearly double the 340 active listings in June 2024. Inventory is at the highest point in three years and holding.

Why are so many Guelph listings showing up as “new” when they are not?
When a Guelph listing is terminated or expired and brought back under a new MLS number, it shows as a new listing on Realtor.ca with the days-on-market counter reset to zero. Last week, 47 of the 87 “new” listings in Guelph were actually relistings of previously terminated properties. Always have your agent pull the full Proptx listing history before writing an offer.

Is Guelph still a buyer’s market in June 2026?
Yes. With 658 active listings (the highest level in three years), 76 Guelph sellers struggling versus 52 selling last week, and more than half of new listings being recycled relistings, the market is firmly buyer-friendly. Prepared, pre-approved buyers have real leverage right now.

What is a pricing market in real estate?
A pricing market is one where the listing price is the single biggest factor in whether a home sells. Buyers are cautious. Inventory is healthy. Sellers cannot rely on bidding wars or scarcity. The right price brings showings and offers. The wrong price brings nothing. Guelph is firmly in pricing market territory right now.
