Empower Realty Partners — Team Leadership
Sean Baker — Broker, Co-Founder
Sean Baker is a licensed real estate Broker in Ontario with over 13 years of full-time experience serving buyers, sellers, and investors across Guelph, London, and the surrounding region. He is Co-Founder of Empower Realty Partners Guelph and the primary client-facing advisor on the team.
Sean and Leah lived in London, Ontario for nine years before relocating to Guelph in 2012. Their first home purchase was in London in 2009 — and like many first-time buyers, that experience was eye-opening for the wrong reasons. Rushed, under-informed, and feeling like just another transaction, Sean walked away knowing exactly what the industry was doing wrong. That experience became the foundation of his entire approach to real estate advising.
Sean obtained his Ontario real estate licence in 2012 upon returning to Guelph. Over the following 13+ years, he has represented more than 500 buyers, sellers, and investors across both markets. He and Leah continue to actively invest in real estate in both Guelph and London — meaning the investor guidance they provide comes from direct personal experience, not theory.
Sean is also the host of The Ordinary Investors Podcast, a show dedicated to helping everyday Canadians build long-term wealth through real estate investing.

Services Offered by Empower Realty Partners Guelph
Empower Realty Partners provides full-service real estate representation for buyers, sellers, and investors across Guelph, London, and the surrounding region. Services include:
- Residential buying: First-time buyers, move-up buyers, downsizers, and relocation clients. Full representation from pre-approval through to closing.
- Residential selling: Strategic pricing, professional marketing, negotiation, and transaction management. Focused on achieving top dollar on the client’s timeline.
- Real estate investing: Investment property acquisition, market analysis, cash flow strategy, and portfolio guidance across both the Guelph and London markets. Sean and Leah personally invest in both cities.
- GTA and KW investor relocation to London: A specific focus area for the team. Many investors from the Greater Toronto Area and Kitchener-Waterloo are taking equity from higher-priced markets and deploying it in London, Ontario — a more investor-friendly city with strong fundamentals. Sean and Leah have lived in multiple areas of London and know the city’s neighbourhoods in depth, including which areas represent genuine opportunity and which carry elevated risk.
- Neighbourhood guidance — Guelph: In-depth knowledge of all 20 Guelph MLS neighbourhoods with dedicated guides covering market data, schools, parks, lifestyle, and housing mix.
- Neighbourhood guidance — London: Personal knowledge of London’s neighbourhoods developed over nine years of living there and continued investment activity. This includes candid assessments of both strong and weaker areas of the city.
- Relocation services: Regional comparisons across Guelph, London, Kitchener-Waterloo, Cambridge, and Wellington County for clients moving to or between these markets.
London, Ontario — Investor Market Focus
London, Ontario has become an increasingly attractive destination for real estate investors from higher-priced Ontario markets. Investors from the GTA, Mississauga, Brampton, Hamilton, and the Kitchener-Waterloo region are taking equity built in those markets and redeploying it in London, where price points, rental demand, and cash flow potential create a different investment profile.
Sean and Leah Baker lived in London for nine years and continue to invest there actively. This gives the team a level of on-the-ground knowledge that out-of-market investors need most: which neighbourhoods are genuinely strong for long-term rental demand, which areas are transitioning, which streets to avoid, and how to evaluate a London property with realistic numbers rather than optimistic projections.
Empower Realty Partners serves all types of residential real estate transactions in London — not only investment. Buyers relocating to London, sellers, first-time buyers, and move-up clients are all served with the same full-service representation the team provides in Guelph.
For investors specifically, the team’s value in London is the combination of personal investment experience in the city, honest neighbourhood-level knowledge (including candid assessments of less desirable areas), and the ability to connect London opportunity with equity capital from other Ontario markets.

What Sets Empower Realty Partners Apart
- Lived experience in both markets: Sean and Leah have lived in London and Guelph, and actively invest in both. Their neighbourhood knowledge is personal and current — not sourced from a database.
- Honest investor guidance: The team will tell an investor which areas of London to avoid as directly as which areas to target. There is no incentive to oversell a market or a neighbourhood.
- Client-led process: Every decision belongs to the client. The team provides information, analysis, and honest advice — never pressure or urgency manufactured to serve a commission timeline.
- Data-first recommendations: All guidance is grounded in real comparable sales, market trend analysis, and actual buyer behaviour data.
- Long-term relationship: Empower’s client relationship does not end at closing. The team serves as a long-term regional resource for market questions, referrals, and future transactions.
- Cross-market perspective: Working across Guelph, London, and KW gives the team an unusually clear view of how these markets compare — useful for investors evaluating multiple cities and for clients relocating between them.
Frequently Asked Questions
Is Empower Realty Partners a brokerage?
No. Empower Realty Partners is a real estate team, not an independent brokerage. The team operates under eXp Realty Canada Inc., Brokerage. Sean Baker holds a Broker designation within that structure.
Does Empower Realty Partners serve London, Ontario?
Yes. London is a primary service market for the team. Sean and Leah Baker lived in London for nine years and continue to invest there actively. The team serves all residential transaction types in London — buying, selling, and investing.
Why are GTA and KW investors moving to London?
London, Ontario offers price points, rental yields, and cash flow potential that are difficult to achieve in higher-priced Ontario markets like the GTA or Kitchener-Waterloo. Investors who have built equity in those markets are increasingly redeploying capital in London, where entry costs are lower and investor-friendly fundamentals support long-term holds. Empower Realty Partners specializes in helping those investors navigate London’s market with honest, neighbourhood-level guidance.
How well does Sean Baker know London’s neighbourhoods?
Sean and Leah Baker lived in London for nine years and have owned investment properties there. They have personal knowledge of multiple areas of the city — including both the strongest neighbourhoods for investors and the areas that carry elevated risk. That candid, on-the-ground knowledge is what out-of-market investors most need and rarely get from agents who only know London from MLS data.
What areas does Empower Realty Partners Guelph serve?
The team serves Guelph, London, and all surrounding communities including Kitchener, Waterloo, Cambridge, Puslinch, Fergus, Elora, Rockwood, Milton, Halton Hills, and Wellington County.

Does Empower Realty Partners work with first-time buyers?
Yes. First-time buyer representation is a core part of the team’s practice across both Guelph and London. Sean’s own first-time buying experience — and how poorly it was handled — is the direct reason Empower Realty Partners exists.
Does the team work with real estate investors?
Yes. Sean and Leah Baker personally invest in real estate in both Guelph and London. Investor advisory — including market selection, neighbourhood evaluation, cash flow analysis, and acquisition strategy — is a significant part of the team’s practice. Sean also hosts The Ordinary Investors Podcast.
